Larnaca is Cyprus's most accessible city. The international airport is right here — 15 minutes from our property — with direct flights to dozens of European cities. Unlike the resort towns of Ayia Napa or Paphos, Larnaca is a real working city where life continues year-round. You'll find authentic neighbourhoods, local markets, and a genuine community alongside the palm-lined Finikoudes promenade.
The cost of living is notably lower than Limassol (the island's priciest city) and significantly cheaper than Western Europe. Dining out, groceries, transport, and healthcare are all affordable without sacrificing quality. A meal at a local taverna costs 8-15 EUR. Fresh fruit and vegetables from the market are excellent year-round.
For EU citizens, living in Cyprus is straightforward — no visa required. Non-EU nationals can apply for the Cyprus Digital Nomad Visa or explore other residency options. English is widely spoken, and most administrative processes are available in English.

The Property
Our Oroklini Beach House is a 3-level townhouse in a private gated complex of 5 houses. Three bedrooms sleep 7-8 guests across the ground and first floors, with 3 full bathrooms. The ground floor has a master bedroom with en-suite. Upstairs, two more bedrooms (including one with bunk beds) share a second bathroom. The basement has a home gym with weights and a punching bag, plus a laundry room.
The house includes a dedicated home office with 4 workstations and a sea view — ideal for remote workers. A private garden with fruit trees and a covered BBQ terrace gives you outdoor space for daily use, not just special occasions.
Location is excellent: less than 100 metres to the beach, 3-minute walk to a supermarket and Cafe Nero, and the Radisson Beach Resort and Mercury Hotel are neighbours. Larnaca's city centre and airport are both 15 minutes away.
Daily Life in Oroklini
Oroklini is a residential village — not a tourist resort. This is an advantage for long stays. You'll quickly establish a routine: morning coffee on the terrace, a walk to the beach, work from the home office, lunch at Regatta All Day around the corner, an afternoon swim in the pool, and evening BBQ in the garden.
The supermarket is a 3-minute walk for daily groceries. Larnaca has larger shops, hardware stores, a hospital, and everything else you need for extended living. The Finikoudes promenade in Larnaca is your go-to for evening strolls, restaurants, and weekend socialising.
When you want a change of scenery, the whole island is accessible. Ayia Napa's beaches are 45 minutes away. Nicosia is 50 minutes. Limassol is 90 minutes. Even the Troodos mountain villages, with their cooler temperatures and wineries, are a comfortable day trip.
